Why is one zone of my underfloor heating not working?
The most common cause is a failed actuator on the manifold for that zone. Actuators are the small white caps on the manifold that open and close each loop. If the actuator fails that zone stays cold. Other causes include a faulty thermostat or trapped air.
How do you find a leak in underfloor heating pipe?
We use a thermal imaging camera to scan the floor. Warm water escaping from a leak creates a hot spot on the thermal image. This pinpoints the leak location so we only open the minimum floor area needed for the repair.
Can an underfloor heating pipe be repaired?
Yes. Once we locate the leak we can cut out the damaged section of pipe and join in a new section using specialist underfloor heating couplings designed to be buried in screed. The repair is tested before the floor is made good.
Why is my underfloor heating taking so long to warm up?
First check the boiler temperature is set correctly for underfloor heating. The blending valve on the manifold may be set too low. Also check the pump is running and flow meters show flow through each loop. Air in the system will also slow warm up.
What is a blending valve and why does it fail?
The blending valve mixes hot water from the boiler with cooler water returning from the floor to maintain the correct temperature for the underfloor heating. If it fails the floor may be too hot or too cold. We can repair or replace the blending valve.
How do I maintain my underfloor heating system?
We recommend an annual check of the manifold, pump, blending valve and actuators. The system water should be tested and inhibitor topped up. Actuators have a finite life and may need replacing after several years. We offer underfloor heating maintenance services.
