Common questions about landlord compliance obligations
What legal checks does a landlord need for plumbing and gas?
Landlords must have an annual gas safety check and certificate (CP12) by law for any property with gas appliances. You must also carry out a legionella risk assessment and ensure the plumbing system is safe and in good working order.
How often do I need a gas safety certificate?
Every 12 months. The certificate is valid for one year from the date of the check. You must provide a copy to your tenants within 28 days of the check or before new tenants move in.
What is a legionella risk assessment and do I need one?
A legionella risk assessment evaluates the risk of legionella bacteria in your water system. While there is no legal requirement for a formal written assessment, landlords have a duty of care to assess and control the risk. We provide documented assessments.
Do HMOs have different compliance requirements?
Yes. Houses in Multiple Occupation often have additional requirements from the local council including more frequent inspections, higher standards for facilities and specific fire safety requirements for plumbing installations.
What happens if my gas safety certificate has expired?
If your certificate has expired you are in breach of your legal obligations as a landlord. Contact us immediately to arrange a gas safety check. We prioritise expired certificates.
